## Evicting a tenant in London?

We help London landlords recover their property legally, from the first notice to the bailiffs, for fixed fees that include VAT and court fees.

You don't need a solicitor on your doorstep. We handle the notice and the paperwork, our panel solicitors issue the claim and represent you at the hearing, and we arrange the bailiffs if the tenant still won't leave. Every stage has a fixed price, agreed before we start.

### We can help if

- Your tenant is in rent arrears and you want the property back.
- You need to sell the property or move back in.
- Your tenant is causing anti-social behaviour or damaging the property.
- You've served notice, it has expired, and the tenant is still there.

### London's courts

London has 14 county court hearing centres that deal with housing cases, from Central London on the Strand to Romford, Croydon and Uxbridge. The full list is below.

Your claim is heard at the county court that serves the property's address. [Check your court by postcode](https://www.find-court-tribunal.service.gov.uk/services/search-by-postcode).

### Fixed prices

- Section 8 notice: **£199.99**
- Court proceedings: **£1,450**
- County Court bailiff: **£551.95**
- High Court enforcement: **£1,507.95**

Prices include VAT and the court fee where one applies.

## How eviction works in London

1. **Notice.** We draft and serve a Section 8 notice on Form 3A, on the right grounds for your situation. Section 21 "no fault" notices were abolished in England on 1 May 2026, so every eviction now starts here. Fixed fee: £199.99.
2. **Court claim.** If the tenant hasn't left when the notice expires, our panel solicitors issue a possession claim. In London, the claim is heard at the county court that serves the property's address. There are 14 of them, listed below. Fixed fee: £1,450, including the £415 court fee.
3. **The hearing.** The tenant has 14 days to respond. The court normally lists a hearing 4 to 8 weeks after the claim is issued, although busy courts can take longer. We arrange representation through our panel solicitors.
4. **Possession order.** On a mandatory ground, such as 3 months' rent arrears, the court must make an order. The tenant usually gets 14 days to leave, or up to 6 weeks for exceptional hardship. We can add a claim for the unpaid rent.
5. **Enforcement.** If the tenant still won't go, we apply for a warrant of possession for County Court bailiffs (£551.95, including the £152 warrant fee), or transfer the case to High Court enforcement officers (£1,507.95), which is often faster.

## London's county courts for possession claims

London is the busiest possession market in the country. In April to June 2026, London courts handled 7,793 landlord possession claims, a third of all claims in England and Wales, according to [Ministry of Justice figures](https://www.gov.uk/government/statistics/mortgage-and-landlord-possession-statistics-april-to-june-2026/mortgage-and-landlord-possession-statistics-april-to-june-2026).

Your claim is heard at the court that serves the property's address. These are the hearing centres that list housing work:

| Court | Address |
| --- | --- |
| **Central London County Court** | Thomas More Building, Royal Courts of Justice, Strand, WC2A 2LL |
| **Clerkenwell and Shoreditch County Court** | 29-41 Gee Street, EC1V 3RE |
| **Mayor's and City of London Court** | Guildhall Buildings, Basinghall Street, EC2V 5AR |
| **Stratford Housing Centre** | 389-397 Stratford High Street, E15 4SB |
| **Edmonton County Court** | 59 Fore Street, Edmonton, N18 2TN |
| **Barnet Civil and Family Courts Centre** | St Marys Court, Regents Park Road, N3 1BQ |
| **Willesden County Court** | 9 Acton Lane, Harlesden, NW10 8SB |
| **Brentford County Court** | Alexandra Road, High Street, Brentford, TW8 0JJ |
| **Uxbridge County Court** | 501 Uxbridge Road, Hayes, UB4 8HL |
| **Wandsworth County Court** | 76-78 Upper Richmond Road, Putney, SW15 2SU |
| **Kingston upon Thames County Court** | St James Road, Kingston upon Thames, KT1 2AD |
| **Croydon County Court** | The Law Courts, Altyre Road, Croydon, CR9 5AB |
| **Bromley County Court** | College Road, Bromley, BR1 3PX |
| **Romford County Court** | 2a Oaklands Avenue, Romford, RM1 4DP |

Lambeth, Bow, Woolwich and Hammersmith county courts have closed, so ignore older guides that mention them. To find the right court for your property, [search by postcode on GOV.UK](https://www.find-court-tribunal.service.gov.uk/services/search-by-postcode).

## Property licensing in London

Licensing in London changes from borough to borough, and sometimes from ward to ward. These are some of the larger schemes in force in November 2026:

| Borough | Licensing in force |
| --- | --- |
| [**Newham**](https://www.newham.gov.uk/landlords-newham/rented-property-licensing/11) | Selective licensing in all wards except Royal Victoria and Stratford Olympic Park, to 31 May 2028. Additional HMO licensing to 31 December 2027. |
| [**Waltham Forest**](https://www.walthamforest.gov.uk/housing/private-sector-housing/private-rented-property-licensing-prpl/property-licensing-schemes) | Selective licensing in 20 of 22 wards, to 30 April 2030. Additional HMO licensing borough-wide, to 31 March 2030. |
| [**Brent**](https://brent.gov.uk/housing/landlords/property-licensing/notice-of-designation-of-an-area-for-selective-licensing) | Additional HMO licensing borough-wide from 2 February 2026. Selective licensing in many wards. |
| [**Haringey**](https://haringey.gov.uk/housing/private-sector-renting/property-licensing/selective-property-licensing/do-i-need-a-selective-licence) | Selective licensing in 14 wards, mostly around Tottenham and Wood Green, to 17 November 2027. Additional HMO licensing borough-wide, to 16 June 2029. |
| [**Lewisham**](https://lewisham.gov.uk/myservices/housing/private-tenants-and-landlords/landlords/selective-licensing) | Selective licensing across most of the borough, to 1 July 2029. |
| [**Enfield**](https://enfield.gov.uk/services/housing/private-rented-property-licensing) | Selective licensing in 17 wards from 1 September 2026. Additional HMO licensing borough-wide from 1 September 2025. |
| [**Croydon**](https://www.croydon.gov.uk/housing/landlords/selective-and-additional-hmo-licensing-schemes/about-our-new-housing-licensing-schemes) | Selective licensing in 14 wards and additional HMO licensing borough-wide, both from 25 September 2026. |
| [**Barking and Dagenham**](https://www.lbbd.gov.uk/private-sector-housing/licensing) | Selective licensing in three designated areas from 6 April 2025. Additional HMO licensing borough-wide from 9 January 2025. |
| [**Tower Hamlets**](https://www.towerhamlets.gov.uk/lgnl/housing/Private-tenants-landlords-and-homeowners/Private-Landlords/Additional_Licensing_Scheme.aspx) | Additional HMO licensing borough-wide, to 31 March 2029. Its selective licensing scheme ended on 30 September 2026. |

Other boroughs, including Westminster, Hillingdon and Harrow, have introduced or announced new schemes in 2026. Always check your borough council's website for your exact address.

If your property needs a licence and doesn't have one, sort that out before you serve notice. Letting an unlicensed property that needs a licence is a criminal offence. Since 1 May 2026, councils can impose civil penalties of up to £40,000, and tenants can apply for a rent repayment order of up to 24 months' rent.

## How long does it take?

It depends on the reason for possession and how busy the court is. As a guide:

- **Notice period:** 4 weeks for rent arrears. 4 months if you're selling or moving back in, and that notice can't end before the tenancy is 12 months old. Proceedings for anti-social behaviour can start as soon as the notice is served.
- **Court:** a hearing is usually listed 4 to 8 weeks after the claim is issued.
- **After the order:** usually 14 days for the tenant to leave, then bailiffs if needed.

Across England and Wales, the median time from a landlord's claim to repossession by bailiffs was 27.1 weeks in April to June 2026, according to [Ministry of Justice figures](https://www.gov.uk/government/statistics/mortgage-and-landlord-possession-statistics-april-to-june-2026/mortgage-and-landlord-possession-statistics-april-to-june-2026). Many cases end sooner, when the tenant leaves after the notice or the order.

## FAQs

##### [Which court will hear my eviction case in London?](https://helpland.co.uk/tenant-eviction/london#collapse1-dnd_area-module-6)

It depends on the property's address. London has 14 county court hearing centres that deal with housing cases, including Central London, Clerkenwell and Shoreditch, Stratford, Edmonton, Willesden, Wandsworth, Croydon and Romford. Your claim is heard at the one that serves the property, so check your court by postcode on GOV.UK.

##### [How much does it cost to evict a tenant in London?](https://helpland.co.uk/tenant-eviction/london#collapse2-dnd_area-module-6)

Our prices are fixed and include VAT and court fees. A Section 8 notice is £199.99. If the tenant doesn't leave, court proceedings are £1,450, including the £415 court fee. If you then need bailiffs, County Court enforcement is £551.95, including the £152 warrant fee. Most landlords never need every stage.

##### [How long does an eviction take in London?](https://helpland.co.uk/tenant-eviction/london#collapse3-dnd_area-module-6)

Allow for the notice period (4 weeks for rent arrears, 4 months to sell or move in), then 4 to 8 weeks to a hearing, then usually 14 days for the tenant to leave. If bailiffs are needed, add their waiting time. Nationally, the median from claim to repossession was 27.1 weeks in April to June 2026.

##### [Do I need a licence to rent out my property in London?](https://helpland.co.uk/tenant-eviction/london#collapse4-dnd_area-module-6)

Quite possibly. Many London boroughs run selective licensing for ordinary lets, additional HMO licensing for shared houses, or both, including Newham, Waltham Forest, Brent, Haringey, Lewisham, Enfield and Croydon. Check your borough council's website for your address before you let, and before you serve notice.

##### [Can I still use a Section 21 notice?](https://helpland.co.uk/tenant-eviction/london#collapse5-dnd_area-module-6)

No. Section 21 was abolished in England on 1 May 2026. Notices served before then had to be used by 31 July 2026 at the latest. Every new eviction now needs a Section 8 notice and a valid ground for possession.
