The short answer

For a typical rent arrears eviction, a Section 8 notice is £199.99 and court proceedings are £1,450, including the £415 court fee. That is £1,649.99 if your tenant leaves after the possession order. If County Court bailiffs are needed, add £551.95, including the £152 warrant fee, for £2,201.94 in total. Every price includes VAT.

Notices

Court proceedings

Each price includes VAT and the £415 court fee for the possession claim. Our panel solicitors prepare and issue the claim, and we arrange representation at the hearing. The fee is fixed for undefended claims. If the tenant files a defence or the court adjourns, we agree any extra cost with you before doing more work.

Court fees explained

Court fees are set by HM Courts and Tribunals Service. The current fees, in force since 13 July 2026, are:

  • £415 to issue a possession claim in the county court
  • £152 for a warrant of possession, if County Court bailiffs are needed
  • £126 to apply to transfer a possession order to the High Court

Where our prices say they include a court fee, you don’t pay it separately. Most landlords don’t need every stage, so you only pay for the stages your case reaches.
