    • Legal Compliance: To use CRAR, the rent must be at least seven days overdue, and the tenant must have a written lease. We’ll serve a seven-day notice of intention to use CRAR, ensuring full compliance with legal requirements.
  3. Lease Forfeiture:
    • Immediate Repossession: If your lease includes a forfeiture clause, you can terminate the lease and regain possession of your property without going to court.
    • Breach of Lease: This option applies when tenants fail to pay rent, cause damage, or violate other lease terms. We manage the entire forfeiture process, from issuing the necessary notice to overseeing the eviction.
