Evictions for your landlords, handled end to end
One specialist team for every possession case on your books, from the first notice to the keys back. Fixed fees, confirmed in writing before we start.
When a tenant stops paying, your phone rings first
Since Section 21 was abolished on 1 May 2026, every eviction in England needs a ground for possession under Section 8, and a mistake on the notice can cost months. Your landlord expects you to know what to do. We do the legal work, so you can keep managing the property.
What we take off your desk
- The notice. We prepare and serve the Section 8 notice on the right grounds, with the right notice period.
- The court claim. If the tenant doesn't leave, our panel solicitors issue the possession claim and arrange representation at the hearing.
- Enforcement. We handle County Court bailiffs, or transfer to High Court enforcement where that is faster.
- The awkward ones. Non-assured tenants and licensees, lease forfeiture and rent arrears cases.
How it works
- Send us the case. Call 020 3835 4446 or use the free case check.
- We confirm the route and the fee. Which ground applies, what happens next, and a fixed fee in writing before any work starts.
- We run it. Notice, court and enforcement, with one team the whole way.
- Your landlord gets the property back.
