Evicting a tenant in Leeds?

We help Leeds landlords recover their property legally, from the first notice to the bailiffs, for fixed fees that include VAT and court fees.

You don't need a solicitor on your doorstep. We handle the notice and the paperwork, our panel solicitors issue the claim and represent you at the hearing, and we arrange the bailiffs if the tenant still won't leave. Every stage has a fixed price, agreed before we start.

We can help if

  • Your tenant is in rent arrears and you want the property back.
  • You need to sell the property or move back in.
  • Your tenant is causing anti-social behaviour or damaging the property.
  • You've served notice, it has expired, and the tenant is still there.

How eviction works in Leeds

  1. Notice. We draft and serve a Section 8 notice on Form 3A, on the right grounds for your situation. Section 21 "no fault" notices were abolished in England on 1 May 2026, so every eviction now starts here. Fixed fee: £199.99.
  2. Court claim. If the tenant hasn't left when the notice expires, our panel solicitors issue a possession claim. For a property in Leeds, that is normally Leeds Combined Court Centre on Oxford Row. Fixed fee: £1,450, including the £415 court fee.
  3. The hearing. The tenant has 14 days to respond. The court normally lists a hearing 4 to 8 weeks after the claim is issued, although busy courts can take longer. We arrange representation through our panel solicitors.
  4. Possession order. On a mandatory ground, such as 3 months' rent arrears, the court must make an order. The tenant usually gets 14 days to leave, or up to 6 weeks for exceptional hardship. We can add a claim for the unpaid rent.
  5. Enforcement. If the tenant still won't go, we apply for a warrant of possession for County Court bailiffs (£551.95, including the £152 warrant fee), or transfer the case to High Court enforcement officers (£1,507.95), which is often faster.

Property licensing in Leeds

A new selective licensing scheme, the East, South and West Leeds scheme, started on 9 February 2026 and runs for five years. It covers about 12,500 privately rented homes in parts of six wards:

  • Armley
  • Beeston and Holbeck
  • Burmantofts and Richmond Hill
  • Farnley and Wortley
  • Gipton and Harehills
  • Hunslet and Riverside

A licence costs £1,100 if you apply online. If you buy a property in the area, you have 14 days from completion to apply. Shared houses with five or more people from two or more households also need a mandatory HMO licence. Check your address on the council's selective licensing map.

If your property needs a licence and doesn't have one, sort that out before you serve notice. Letting an unlicensed property that needs a licence is a criminal offence. Since 1 May 2026, councils can impose civil penalties of up to £40,000, and tenants can apply for a rent repayment order of up to 24 months' rent.

How long does it take?

It depends on the reason for possession and how busy the court is. As a guide:

  • Notice period: 4 weeks for rent arrears. 4 months if you're selling or moving back in, and that notice can't end before the tenancy is 12 months old. Proceedings for anti-social behaviour can start as soon as the notice is served.
  • Court: a hearing is usually listed 4 to 8 weeks after the claim is issued.
  • After the order: usually 14 days for the tenant to leave, then bailiffs if needed.

Across England and Wales, the median time from a landlord's claim to repossession by bailiffs was 27.1 weeks in April to June 2026, according to Ministry of Justice figures. Many cases end sooner, when the tenant leaves after the notice or the order.
